Doesn’t my home insurance cover flooding?

No. Flood is left out of standard home policies. Water that rises from outside, whether from the river, a creek, or heavy rain, needs a separate flood policy.

How soon does it start?

A new flood policy usually has a 30-day waiting period, so buying one when the water is already rising is too late. There are exceptions, such as when a lender requires flood coverage at closing. Call us well before you need it.

Do I need it if I am not in a flood zone?

Floods do not stop at the lines on a map. Heavy rain and flash flooding damage homes outside the mapped zones too, and coverage there usually costs less. We can tell you where your home sits and what it costs to cover.

What does flood insurance cover?

The building and your belongings are covered separately, so make sure you have both. Coverage in basements is limited, which matters for finished basements. We go through it with you when we quote.
