A standard homeowners policy covers four things: the structure of your home, your personal belongings, your liability if someone is injured on your property, and additional living expenses if the home becomes uninhabitable after a covered loss. What it does not cover is just as important, and flood is the biggest gap.

How much home insurance do I need?

Enough to rebuild the home at today’s construction costs, which is a different number than the market value or the mortgage balance. In this market, rebuild cost often exceeds what the house would sell for. We run a replacement cost estimate rather than guessing from the purchase price.

Does home insurance cover flooding?

No. Flood damage is excluded from every standard homeowners policy and requires a separate policy through the National Flood Insurance Program or a private flood carrier. Around here that matters: properties near the river and in low-lying areas flood in years when nobody expects it, and a flood policy has a 30 day waiting period, so buying it during a forecast is too late.

Does home insurance cover a burst pipe or a backed up sump pump?

A pipe that suddenly bursts is normally covered. Water that backs up through a sump pump or a sewer line is not, unless you add a water backup endorsement. That endorsement is inexpensive and it is one of the most common claims we see, so we quote it by default.

Will my policy pay to replace my roof or only depreciate it?

That depends on whether the policy settles roof claims at replacement cost or actual cash value. Many carriers have shifted older roofs to actual cash value, which subtracts depreciation and can leave you thousands short after a hail or wind claim.
